Security Manager

Introduction

Midstream Estate HOA invites applications from an experienced and decisive security professional to lead and control estate security operations.  The role carries accountability for translating security strategy, policies and risk priorities into effective daily operations; coordinating people and resources; exercising independent judgement within established governance; and delivering measurable service, compliance and risk outcomes.

Duties & Responsibilities

The successful candidate will be responsible for (not limited to):

 

  • Plan, coordinate and control estate-wide security operations, including access-control points, patrols, the control room, emergency response and deployment of security personnel.
  • Lead, supervise and performance-manage security coordinators and officers; oversee duty rosters, leave planning, attendance, training, discipline, conduct and operational readiness.
  • Initiate and support security-related disciplinary processes in accordance with company policy and applicable labour legislation; gather and present relevant evidence, assist the Chairperson during disciplinary proceedings, and act as the Company’s complainant when required.
  • Audit security systems, stand profiles, posts, equipment and procedures; identify vulnerabilities and implement corrective and preventative measures.
  • Ensure consistent implementation, communication and periodic review of security standard operating procedures (SOPs), policies and instructions.
  • Investigate security incidents; secure incident scenes, obtain statements, maintain enquiry files, liaise with SAPS and submit accurate management reports.
  • Analyse incident statistics, trends and emerging threats; conduct formal risk assessments and recommend practical security strategies, technology and resource improvements.
  • Maintain effective stakeholder relations with residents, employees, service providers, management, committees, worker/union forums and law-enforcement agencies.
  • Manage house-rule transgressions and penalties, support appeal processes, and ensure security services are responsive, professional and resident-focused.
  • Contribute to and control the security budget, procurement priorities and expenditure, balancing operational effectiveness with responsible resource utilisation.
  • Maintain accurate operational and compliance records, including occurrence-book entries, concessions/agreements, meeting records, incident reports and statutory documentation.
  • Ensure compliance with the Private Security Industry Regulation Act, PSIRA requirements, occupational health and safety requirements, and applicable organisational policies.

 

Greater Midstream responsibilities

  • Attend weekly meetings and provide concise, evidence-based feedback on security performance, incidents, risks, trends and corrective actions within the estate.
  • Participate in the rotational standby roster for one week every 12 weeks. During the standby period, remain contactable and operationally available 24/7 to coordinate or respond to security incidents and conduct unannounced security inspections.
  • Assume full operational accountability for the main entrance to Midstream, including personnel posting and deployment, routine and surprise inspections, service-level monitoring, and consistent implementation of approved SOPs.
  • Escalate incidents and irregularities promptly to the Estate Manager and ensure that agreed corrective actions are implemented and monitored to closure.

 

 

Desired Experience & Qualification

Minimum Requirements

  • Matric (Grade 12)
  • An applicable three-year diploma or degree in Security Management, Risk Management, Policing or closely related fields.
  • A minimum of 5 years’ experience in security operations, preferably within a residential estate, complex or similarly controlled environment.
  • At least 3 years’ experience in a formal supervisory or management role with accountability for staff, operational deployment, performance and service delivery.
  • Current PSIRA registration at Grade A
  • Demonstrated experience in access control, incident investigation, risk assessment, emergency response, SOP implementation, disciplinary processes and stakeholder reporting.
  • A valid driver’s license with own vehicle.
  • Computer literacy, including competence in Microsoft Office (MS Word, MS Excel)
  • Knowledge of legal acts (Criminal Procedure, BCEA, OH&S, etc.)
  • Availability to work outside normal working hours and participate in prescribed 24/7 standby rotation.
