<p><strong>PMO Leader – Real Estate & Program Delivery</strong></p><p><strong>Client Account:</strong> Enterprise Technology & Logistics Program</p><p><strong>Organization:</strong> Occupier Services</p><p><strong>Location:</strong> Atlanta, GA</p><p><strong>Work Arrangement:</strong> Hybrid — on-site at client offices in Atlanta multiple days per week, with the remaining time remote</p><p><strong>Reports To:</strong> Vice Chair / Account Executive Sponsor</p><p><br></p><p>Executive Summary</p><p>We are seeking an exceptional, forward-thinking <strong>PMO Leader</strong> to direct and unify programmatic real estate advisory, transaction management, project controls, and design and construction delivery across a critical, high-growth technology and logistics facility portfolio for a premier enterprise client across the United States.</p><p>This leader will serve as the central governance orchestrator and operational backbone of the account. Working closely with client stakeholders, the PMO Leader will drive programmatic alignment across internal delivery functions and multiple external Owner’s Representative partners, establish rigorous cross-functional governance and RACI frameworks, and ensure operational excellence across transactions, capital projects, and facility turnover.</p><p>A cornerstone of this program is continuous innovation through <strong>digital transformation and artificial intelligence</strong>. The PMO Leader will champion an environment where advanced AI tools, workflow automation, and predictive analytics are systematically leveraged across the account to modernize project controls, pipeline tracking, contract reconciliation, and milestone reporting—ultimately driving greater efficiency, accuracy, consistency, and speed.</p><p>Work Environment & Working Model</p><p><strong>Working Cadence:</strong></p><p>Hybrid model requiring the PMO Leader and team members to be on-site at the client’s Atlanta office multiple days per week to support strategic collaboration, executive reviews, and stakeholder alignment.</p><p><strong>Remote Flexibility:</strong></p><p>The remainder of the workweek may be conducted remotely, supported by modern collaboration tools and automated reporting frameworks.</p><p>Team Leadership & Supervisory Scope</p><p>The PMO Leader will guide and direct a multidisciplinary, high-performing core team of approximately <strong>8–10 professionals</strong> spanning corporate transaction management, lease administration, project controls, programmatic design, and capital construction delivery.</p><p>Digital Innovation & AI Allocation</p><p><strong>Dedicated Real Estate Technology Focus:</strong></p><p>The team includes a dedicated technology and analytics specialist whose primary focus is designing, architecting, and deploying customized AI tools, automated workflow pipelines, and predictive dashboards.</p><p><strong>Team-Wide Innovation:</strong></p><p>In addition to the dedicated technology resource, select practitioners across the team will contribute to building and refining AI-assisted workflows within their respective operational areas, such as automated change-order auditing, dynamic market intelligence models, and schedule variance tracking.</p><p><strong>PMO Leader’s Role:</strong></p><p>While the PMO Leader will not be responsible for significant hands-on development or coding, they will provide the executive sponsorship, strategic prioritization, governance guardrails, and operational direction necessary for the team to successfully innovate and deploy these solutions.</p><p><br></p><p>Core Responsibilities</p><p>1. Program Governance & Multi-Team Alignment</p><p><strong>Operationalize Cross-Pillar RACI Frameworks</strong></p><ul><li>Establish, institutionalize, and continuously refine operational RACI matrices connecting client real estate, construction, infrastructure, and facility engineering stakeholders.</li><li>Clearly define ownership, accountability, decision rights, and escalation paths across the program.</li></ul><p><strong>Multi-Team Owner’s Representative Orchestration</strong></p><ul><li>Serve as the central PMO orchestrator, actively coordinating and aligning multiple Owner’s Representative teams, including third-party consulting firms and internal partner teams.</li><li>Establish consistent QA/QC practices, execution playbooks, performance expectations, and standardized reporting across all delivery partners.</li></ul><p><strong>Executive Reviews & Programmatic Reporting</strong></p><ul><li>Lead monthly governance reviews and quarterly business reviews (QBRs).</li><li>Deliver unified portfolio scorecards, risk matrices, performance dashboards, and executive briefings to senior client leadership.</li><li>Translate complex program data into clear, actionable insights for executive decision-making.</li></ul><p>2. Delivery Oversight: Design, Construction & Transactions</p><p><strong>Portfolio Advisory & Transaction Integration</strong></p><ul><li>Oversee transaction advisory workflows and ensure lease terms, landlord delivery conditions, tenant improvement (TI) allowances, and technical specifications are seamlessly integrated with capital delivery schedules.</li><li>Ensure transaction decisions are aligned with broader portfolio strategy and facility delivery requirements.</li></ul><p><strong>Capital Build & Quality Management</strong></p><ul><li>Direct programmatic build delivery across active regional facility clusters.</li><li>Ensure consistent adherence to quality benchmarks, master schedule baselines, project controls, and operational go-live criteria.</li><li>Identify delivery risks and coordinate cross-functional solutions before issues affect project outcomes.</li></ul><p><strong>Commercial Controls & Value Engineering</strong></p><ul><li>Oversee institutional reconciliation of TI allowances.</li><li>Validate Potential Change Orders (PCOs) and audit contractor schedules of values.</li><li>Identify and implement actionable value-engineering opportunities while maintaining quality and operational requirements.</li></ul><p>3. AI Enablement, Automation & Workflow Modernization</p><p><strong>Strategic Innovation Sponsorship</strong></p><ul><li>Champion the adoption of artificial intelligence, automation, and digital workflows to eliminate operational inefficiencies and improve speed, accuracy, consistency, and scalability.</li></ul><p><strong>Technology Workstream Prioritization</strong></p><ul><li>Direct the dedicated technology and analytics resource in prioritizing high-impact applications, including:</li><li>Automated document extraction</li><li>Contract and invoice ingestion</li><li>Real-time risk registers</li><li>Automated client status reporting</li><li>Predictive analytics and portfolio dashboards</li></ul><p><strong>Process Standardization</strong></p><ul><li>Establish repeatable digital frameworks, templates, and workflows that improve data quality, reduce turnaround times, and provide scalable portfolio intelligence.</li></ul><p>4. Integrated Project Controls & Risk Management</p><p><strong>Schedule & Milestone Baselines</strong></p><ul><li>Oversee critical-path integration across multiple concurrent builds.</li><li>Monitor early inspection variances, utility infrastructure dependencies, equipment lead times, permitting requirements, and other schedule-critical factors.</li></ul><p><strong>Financial & Invoice Integrity</strong></p><ul><li>Enforce rigorous invoice and pay-application auditing protocols.</li><li>Verify work-in-place, lien waivers, payment documentation, and alignment with contract milestones.</li><li>Ensure financial reporting accurately reflects project progress and contractual obligations.</li></ul><p><strong>Proactive Risk Mitigation</strong></p><ul><li>Maintain continuous schedule-risk and supply-chain registers.</li><li>Identify and resolve permitting, equipment procurement, contractor capacity, and other delivery bottlenecks before they affect project timelines.</li></ul><p><br></p><p>Key Qualifications & Experience</p><p>Education & Credentials</p><ul><li>Bachelor’s degree in Construction Management, Real Estate, Civil/Mechanical Engineering, Architecture, Business Administration, or a related field.</li><li>Master’s degree or MBA preferred.</li><li>Industry-recognized certifications are a plus, such as:</li><li>PMP</li><li>PgMP</li><li>CCM</li><li>MRICS</li><li>Lean/Six Sigma</li></ul><p>Professional Experience</p><ul><li><strong>12+ years of progressive leadership experience</strong> in commercial real estate, corporate occupier advisory, program management, or PMO leadership supporting major corporate or institutional client accounts.</li><li>Proven experience directing complex programs that combine <strong>corporate transactions/leasing with high-velocity capital project delivery</strong>.</li><li>Experience in industrial, logistics, mission-critical, technology, or
